How To Comply With Environmental Regulations

The VT Dept. of Health requires, in most cases, an inspection by a VT Certified Asbestos Inspector before property renovation or demolition.

The VT Rental Housing Health Code states that rental properties must be maintained in a manner that insures proper indoor air quality and prevents the growth of mold.

To protect children from the dangers of lead paint, all preschools, childcare facilities, and pre-1978 rental properties in Vermont are required to comply with Essential Lead Maintenance Practices (EMP).

Legacy Environmental specializes in cutting through the red tape to provide you with answers, testing, and required compliance documentation made necessary by State and Federal environmental regulations.

  • When conducting a demolition or renovation activity in a commercial facility or residential facility containing greater than 4 dwelling units, the US EPA Asbestos NESHAP regulation (National Emission Standards for Hazardous Air Pollutants - Asbestos) requires an asbestos survey prior to disturbance of suspect building materials.
It’s amazing how often building owners, general contractors and architects ask for immediate assistance because their demolition or renovation project was halted because they failed to have an asbestos survey conducted first.
In short, prior to any demo/renovation activity in Vermont that will disturb suspect building materials, the Vermont Regulations For Asbestos Control (VRAC) requires that a licensed asbestos inspector conduct an inspection for the presence of asbestos prior to the demo/renovation activity, REGARDLESS OF THE AGE OF THE BUILDING.
New buildings are subject to the survey requirements because asbestos can still be found in new building materials.

Mold

  • Home/Facility Assessments
  • Testing & Microscopic Analysis
  • Remediation Coordination
  • The VT Rental Housing Health Code states that: "Every dwelling… unit shall be maintained to be free from the regular or periodic appearance of standing water or excessive moisture which may result in visible mold growth."
Mold is a general term that encompasses different kinds of fungus that require moisture to grow.
Due to Vermont's humid climate, mold is commonly found in homes and rental properties throughout the state.
Exposure to mold in the home can affect people in many different ways…
Symptoms range from: eye, nose, throat, or skin irritation; to asthma attacks; to more serious respiratory fungal infections.
More information on the health effects of mold can be found on the Centers for Disease Control and Prevention’s website: https://www.cdc.gov/mold/default.htm

Indoor Air Quality

  • Home/Facility Assessments
  • Airborne Chemical Testing
  • The VT Department of Health website (http://www.healthvermont.gov/health-environment/healthy-homes/indoor-air-quality) states that "an indoor air pollutant is a substance in the air that may affect the health of people who live in the home."
Common contributors to unhealthy indoor air quality include: radon, carbon monoxide, household chemicals, second-hand smoke, mold, and pet dander.
Living in an environment with poor air quality can adversely affect one’s health in many ways, including: asthmatic or allergic reactions, brain damage, lung cancer, and even death.
Very young and very old people can be more susceptible to air quality related health problems.
Contact Legacy Environmental Consulting to discuss your indoor air quality concerns.
